Mortgage 101

Welcome to a step-by-step road map of the mortgage purchase process.  Feel free to bookmark and reference this guide as often as you need.  Soon there will even be some videos and FAQ’s to help explain, simplify, and break things down; ensuring that every possible question you may have is covered!  Before diving into the various stages, be sure to watch the ‘Mortgage 101’ video as a precursor.

Pre-Approval

  • Submit pre-approval application
  • Schedule a call (either zoom or phone) for a consultation with me through this online calendar
  • Monitor your email for a detailed list of required documentation
  • Gather all documentation from the list in a timely manner
  • Scan/email, fax or simply drop-off a copy of the gathered documentation
  • Documentation reviewed to confirm details in application
  • Application run through automated underwriting (DU)
  • Pre-Approval letter issued

Pre-Approval

  • Submit pre-approval application
  • Schedule a call (either zoom or phone) for a consultation with me through this online calendar
  • Monitor your email for a detailed list of required documentation
  • Gather all documentation from the list in a timely manner
  • Scan/email, fax or simply drop-off a copy of the gathered documentation
  • Documentation reviewed to confirm details in application
  • Application run through automated underwriting (DU)
  • Pre-Approval letter issued

  • Confirm your Mortgage Originator has a copy of the contract (including disclosures)
  • Discuss and lock-in your mortgage terms and interest rate
  • Monitor your email for a list of documentation to update

  • Scan/email, fax or simply drop-off a copy of the gathered documentation
  • Application disclosures emailed to you via DocuSign
  • Click the emailed link to review, sign and submit the disclosures
  • Contact me directly if any questions or concerns

Application

  • Discuss and lock-in your mortgage terms and interest rate

  • Application disclosures emailed to you via DocuSign
  • Click the emailed link to review, sign and submit the disclosures

Processing

  • Obtain full appraisal of the subject property
  • Lender to review appraisal for concerns or required repairs
  • Once cleared by lender, appraisal contingency can be waived
  • Important to complete by appraisal contingency date of contract
  • Sellers dictate title company for title report and settlement agent
  • Obtain a clear title report once the title search is completed
  • Out-dated or expired documentation
  • Newly anticipated documentation as a result of the property valuation or title report findings

  • Click the email link to review, sign, and submit closing disclosure
  • Contact me directly if any questions or concerns
  • Watch for one final email; detailing the closing location, date, time, and what to bring with you
  • Commence closing, signing entire closing package with a notary
