Welcome to a step-by-step road map of the mortgage refinance process.  Feel free to bookmark and reference this guide as often as you need.  I’ve even included some videos to help explain, simplify, and break things down; ensuring that every possible question you may have is covered!  Before diving into the various stages, be sure to watch the ‘Mortgage 101’ video as a precursor.

Application

  • Submit application
  • Schedule a call (either zoom or phone) for a consultation with me through this online calendar
  • Monitor your email for a detailed list of required documentation
  • Gather all documentation from the list in a timely manner
  • Scan/email, fax or simply drop-off a copy of the gathered documentation
  • Application disclosures emailed to you via DocuSign
  • Click the emailed link to review, sign and submit the disclosures
  • Contact me directly with any questions or concerns

    • Full appraisal – Two week turnaround
    • Appraisal waiver – Instant, case-by-case basis
  • Obtain a clear title report (we handle).
  • Anticipate and address any of the following:
    • Undisclosed liens
    • Property vested in a trust
    • Re-titling of property (Quit Claim Deed)
  • Out-dated or expired documentation
  • Newly anticipated documentation as a result of the property valuation or title report findings

Processing

  • Complete/obtain one of the following:
    • Full appraisal – Two week turnaround
    • Appraisal waiver – Instant, case-by-case basis
  • Obtain a clear title report (we handle).
  • Anticipate and address any of the following:
    • Undisclosed liens
    • Property vested in a trust
    • Re-titling of property (Quit Claim Deed)
  • Out-dated or expired documentation
  • Newly anticipated documentation as a result of the property valuation or title report findings

Underwriting

  • If Denied – End of the process
  • Conditional approval – Work through and gather necessary documentation to satisfy the conditions of the approval
    • Re-submit package to underwriting for review
  • Once all conditions are satisfied, we are ‘clear to close’

  • Conditional approval – Work through and gather necessary documentation to satisfy the conditions of the approval
    • Re-submit package to underwriting for review
  • Once all conditions are satisfied, we are ‘clear to close’

  • Order payoff letter of the existing mortgage
  • Gather updated statements for any third party items; must include full account number, payment address, balance.
  • Closing disclosures emailed at least 3 business days prior to closing via DocuSign.
  • Click the email link to review,sign, and submit closing disclosure.
  • Contact me directly if any questions or concerns
  • Watch for one final email; detailing the closing location, date, time, and what to bring with you
  • Commence closing, signing entire closing package with a notary (we will arrange)
  • After a 3 business day right-of-rescission period expires, mortgage becomes official and is funded
